Bellwether Funding, LLC was formed by Bill Frey and Brian Dineen in September of 2009. We specialize in underwriting and placing commercial loans through the various lending sources we represent.

• Loan types include conventional bank loans, SBA, bridge, hard money, rehab and fix ‘n’ flip, private funds and working capital loans. We fund transactions for purchases, refinances and re-structures of distressed debt.
• We have over 27 years of industry experience, working both for local banks as well as finance companies in Southeastern WI. With our history in banking, we have the unique perspective of knowing how banks underwrite these credits and what information is critical to their decision-making processes.
• We secure funding for loan requests between $150,000 and $20Million and can fund loans nationally and within the Caribbean and Mexico.
• We typically fund between 25 and 30 loans per year, and are paid by the borrowers out of closing proceeds for our services. Success fees range from 1% to 2% of the gross loan amount funded, and we collect a $329 application fee to cover our cost of setting up and underwriting the loan file.
• We offer services to support the loan application process for our borrowers. Services include underwriting, preparing projections and business plans, preparing application forms, negotiating with lenders on terms offered, document preparation as needed, notary and closing services.
• We have been a valuable resource to local banks for securing take-out financing for their troubled and credit-challenged credits. We have sources to fund loans out of bankruptcy, foreclosure, sheriff’s sale and forbearance scenarios.
• We have been able to fund start-up credits through numerous national SBA lending sources to structure and secure SBA funding for difficult lending scenarios. Credits such as bars, restaurants, C-stores, liquor stores and gas stations have been funded through our national SBA lending sources with creative underwriting and loan structuring to meet SBA guidelines.
• We have been rated as A+-excellent by the Better Business Bureau for the past 15 years and active in several local professional organizations.
